How it generally works
In Delhi, the Delhi Rent Control Act, 1958 governs certain tenancies, especially older ones with lower rents. It allows eviction only on specified grounds, such as the landlord's bona fide need, non-payment of rent or subletting without consent.
Tenancies outside that Act are governed by the Transfer of Property Act, 1882 and the terms of the lease. A tenancy is usually ended by notice, followed if necessary by a suit for possession.
A written, registered lease agreement helps prevent many of these disputes.
